Golden Bear Motel is a remarkable opportunity for someone desiring to move away from the big city hustle and bustle. It is located in the first town you come to after driving through Canada into Alaska. Beautiful, mature trees abound throughout the property, adding to the appeal for tourists. There are endless possibilities with this property and NO local or state taxes. We have a great deal of information and many photos. There are 60 rooms throughout 6 buildings, each with a specific room layout; from the efficiencies to those designed specifically for the needs of bus tours. The RV Park has 46 +/- RV spaces: 14 are full service with septic, water, and electric and 22 with water and electric; 10 spaces are dry and would be ideal for campsites. There are wooden picnic tables as well as a dump station for RVs. There are living quarters, a restaurant, a separate house, multiple buildings, and a shop full of tools and parts. There is a shower house and a building for laundry. All furniture, fixtures and equipment are conveyed with the sale. The Golden Bear Motel has catered to a number of tour bus businesses over the years. Tour groups would spend the night and enjoy their meals at the restaurant. Additional travelers on the Alcan Highway fill any vacant rooms and the RV Park. Bus traffic continues and accounts for a significant volume of occupancy. An owner/operator can now utilize social media, travel platforms such as Airbnb, VRBO, and TripAdvisor. To our knowledge, the prior owner never took advantage of any of the travel industry booking platforms. As with most winters, the hotel is now closed, but has been continually open during the tourist season for many years. Keeping the main lodge open in the winter has the potential to attract outdoor enthusiasts who enjoy snowmobile adventures and other winter activities.
